As we have seen in the past 12 months, Twitter has come on strong as a contender for the top Social network. And their “trending topics” has become a wonderful way to see what other people are discussing and jump into the Global conversation. Their goal has been to simplify blogging with short, yet informative character bursts. But with this new roll out of localized trending, blogging can be localized as well…instantly.

Twitter Local Trending is a way for you to see who is tweeting around you, and what they are tweeting about. You may say, “Who cares what these people around me are doing? “. Well, YOU should. These are prospective clients. These are the people that make up your community, the community you serve. Running low on blog ideas? Search the local tweets for your city (only about 15 U.S. cities and 7 other countries are listed now, but more will come soon) and see what people are talking about: favorite restaurants, local haunts, and community events, and then write about it. This way, you can pounce on these opportunities as they are happening, not after it’s over.

Local News (and national too, don’t forget to think big) teams often use Twitter for asking advice or opinions on local breaking news, and if you are re-tweeted by them, now YOU are a resource. (Not to mention that all of their followers will see what you said, and in the business of drawing attention to you, nothing could be better, or easier. All you did was pay attention and write a 140 word comment). The goal, with social media for marketing, is to become known as a resource in your field/area. Now with this, you can be kept up to date and you can comment on these subjects in real time. While others are waiting for their late local news, or their Google Reader to update, you can be writing about the subject, making comments, and be a part of your community, all from the comfort of your desk (or phone).

Especially in the real estate, you want to stay on top of your local market, and make sure you are current on what your community is doing. With Local Trending now in place, Twitter has once again offered a tool that is great for engaging other members of your community and sphere of influence. Take advantage of this opportunity to reach out to your city, to become an active participant, show that you ARE a resource and people will see you that way.
